The Renters’ Rights Act is going to be a major reform to the private rented sector, which aims to deliver more security to tenants, clearer and more strict rules for landlords. It will introduce mandatory PRS registration, a Landlord Ombudsman and tougher enforcement. Upcoming reforms will change nearly every rule which landlords rely on. The first phase will come into force on 1 May 2026 and will introduce local council enforced penalties for non-compliance, up to £40,000. Further phases during the year will introduce compulsory registration on the PRS database and creation of a new Ombudsman. If your portfolio isn’t prepared, you risk fines and enforcement action.
